Cancellation Policy:  Due to our small size, cancellations affect us considerably.  It is rare to fill a last minute cancellation.  For this reason, we have a strict cancellation policy.  When a cancellation is made, we prefer to transfer the deposit to a future stay.  However, if  the cancellation is made at least 60 days prior to your arrival, we can refund your deposit, minus a 20% handling fee. If a cancellation is made less than 60 days to arrival, this refund will only be offered if we are able to rent the unit.

Smoking Policy:  As of April 1^st, 2003, all accommodations are non-smoking.  Smoking is permissible in the screen porches with cabin doors and windows closed.

Pet Policy:  We welcome pets who are well-behaved, maximum two pets/cabin.  There is an additional fee of $5/night, or $20/week, whichever is less for each pet.  Please note on your reservation in the comments section that you will be bringing a pet.  It is unacceptable to arrive without notifying us that you will have a pet.  Please follow these regulations to make your stay, your pet’s stay, and other guests’ stay enjoyable. 

• Pets are NOT to be left alone in the cabin or on the property under any circumstances.

• All dogs must be on a leash when outside the cabin.

• Please clean up after your dog’s business immediately.

• There should be no unnecessary barking.  PLEASE NOTE: If there are three complaints against your animal from other guests and/or management, you will be required to either: a) take your animal to the pet-motel in Warrensburg (30 minutes away), or b) leave with no refund given.
